Lakeland Road

9 Lakeland Road is currently under construction, scheduled for completion in June 2024. An early purchaser has opportunity to amend selections of floor coverings, tiles and sanitary ware. Our interior designer will work with a buyer to select materials and colours to create a kitchen that will reflect their personal preferences and lifestyle. Details are available from David Menary at Colliers International (+44 (0) 28 9024 4000) or Lucy Arthur at Templeton Robinson (+44 (0) 28 9066 3030).

There has to be some outstanding reason for FourSeven to select a site. At Lakeland Road it is the natural environment of its mature woodland garden setting that has taken decades to become established with its specimen trees.

A recent study identifies the things that really make people really content with their homes. Perhaps not unsurprisingly, top priorities for home satisfaction are reducing energy bills and improving comfort. Revealed to be the two most popular places in a home are the kitchen and the garden, and that the happiest people can enjoy the views that they see. Spaces should be both functional and sociable.

All of these things, and more, were anticipated by FourSeven when designing the house under construction at Lakeland Road. Its thermal energy requirement is calculated to be only 12% of the average for a house of this size. It will be provided by an air-source heat pump and a mechanical ventilation system will extract stale air from all the rooms, recover its heat, and replace it with fresh filtered air around the clock. Top priority boxes ticked.

The fundamental design concept was to create a home that fully exploits its mature garden setting. The central theme is interaction with the outside so that all year round the occupants can enjoy the nature that surrounds them. Floor-to-ceiling windows in the open-plan kitchen, dining and living areas make them virtually in the garden.

There is a garage and carport with separate family access through a boot room. Downstairs accommodation includes an ensuite bedroom, a toilet and a concealed pantry / utility room. Upstairs the 3,400 sq.ft. of accommodation is completed by an ensuite principal bedroom with dressing area, three further bedrooms, a family bathroom and a home office.

This is a house for people who appreciate the maturity of its natural setting, and will enjoy its design conveniences and the comforts that technology provide for modern living.
